Celebration: A Nostalgic Village Town

Established in 1994, Celebration, Florida is a master-planned community located southwest of Orlando, next door to the Walt Disney World Resort in Osceola County. Imagined and developed by the real estate division of the Walt Disney Company, and built to the corporations high standards, Celebration was modeled and designed after idyllic small-towns of yesteryear. Drawing inspiration from only the most picturesque of southern towns, Celebration’s planners borrowed charm and nostalgia for the town squares, verandas, gables and front porches – from the likes of Savannah, Charleston and New Orleans. What emerged harkened back to pre-war glory days, this old-fashioned-looking village is reminiscent of 1930s with roughly 2500 homes clustered around a pedestrian-friendly town center, all flavored with southern American flair.

Spanning roughly 4900 acres, Celebration is broken down into “villages,” each possessing their own unique character. By design, the transition is seamless and relatively unmarked throughout the town. Each of the ten villages, or neighborhoods, contains six mostly neo-traditional versions of historic, single-family housing that has been cross-pollinated from the Classical, Colonial, Folk Victorian, French, Coastal, Mediterranean and Arts & Crafts styles, yet with modern floor plans. In Celebration, they are called: Garden, Bungalow, Cottage, Village, Manor and Estate homes, plus Terrace (townhomes) and condos. They are offered in a limited range of colors (white, pink, blue, yellow and buff), all in pastel shades. Homes and condominiums are constructed fronting the street, most with welcoming front porches and rear access to garages, including garbage pickup via a service alley.

Besides its broad mix of residence types, Celebration residents find everything any small town would offer, including five large recreational areas with multiple amenities, more than 40 neighborhood parks, several pools, community gathering spaces, a golf course and more than 26 miles of walking trails. Commercial areas include Downtown Celebration, a downtown main street filled with shops, restaurants and a boutique hotel, as well as, the Water Tower Shoppes with its restaurants, banks, gas station, dry cleaners, hardware store, personal service shops and Publix grocery store. Also within Celebration’s boundaries are office complexes, churches, schools (Celebration K-8, Celebration High School and Stetson University Extension), a post office, the Osceola County Fire Station, and Celebration Health Hospital and Fitness Center.

Walt Disney had always dreamed of building a magical, picturesque future community. An iconic, utopian ‘Experimental Prototype Community of Tomorrow,’ where a futuristic ‘American Dream’ could be lived. Unfortunately, Walt Disney’s untimely death in late 1966 put his vision back into the vault, where it was retrieved in name only, opening as the theme park, Epcot, in 1982. It would be three decades before his dream of creating an actual residential community on the some-30,000 acres he secretly amassed in the early 1960s would be realized. That is, until the legacy-carrying Disney Corporation, under the direction of then-CEO Michael Eisner, would blow the cobwebs off the town idea, sprinkle it with Pixie Dust and let it fly. The Disney Development Company, now Walt Disney Imagineering, formed The Celebration Company (a wholly owned subsidiary) to oversee this massive undertaking and $2.5 billion project. The company effectively devised a way to sell off nearly 5,000 of those acres deemed unsuitable for theme park development, while simultaneously creating a special community that reflected the Disney brand from bedknobs-to-broomsticks.

Serving as the foundation and guiding every aspect of development were five key cornerstones conceived by The Celebration Company. By focusing on health, education and technology to create a sense of community and sense of place, ensures Celebration, Florida will remain a favorite among Central Florida communities.

Celebration Village

The original or main village, Celebration Village, consists of the main downtown area and contains 351 home sites ranging from townhomes and condominiums to grand Estate Homes, plus a “home business” or live/work district, where approved homes/homeowners are allowed to run a professional business out of part or all of the house. There also is the Town Center condos located above the downtown shops and restaurants.

Hankering to take a winter swim? Year-round swimming is comfortable in the village at Lakeside Park’s large, heated pool, where you’ll also find a basketball court, an exterior stage with great lawn, a small meeting room and service kitchen, a double and single tennis court, petanque courts, picnic pavilions, a playground and a volunteer library. Other parks include Founder’s Park, Arbor Park, Veranda Park, Hippodrome Park and Longmeadow Park, where residents can enjoy a large grassy area and a playground. Besides the town center with its shops, restaurants and the Bohemian Celebration Hotel, Celebration Village also houses the elementary school and the golf course clubhouse.

If living within walking distance to the heart and happenings is important to you, and you don’t mind the occasional crowds, traffic or limited parking during community events, Celebration Village is the right village for you.

West Village

Celebration’s second village, the West Village, is located between the Celebration Golf Course and the K-8 Celebration elementary school. It contains a mix of 95 Cottage, Village and Estate homes, many with golf frontage, along with condos at the Terrace Condominiums. Also located in the West Village is the Celebration Community Center, popular on Food Truck Fridays, which houses the town hall and the community meeting rooms.

Just beyond the West Village on the left-hand side of Celebration Avenue, past the downtown area, is Lake Evalyn, Celebration’s third and smallest village. Adjacent to Celebration Schools athletic fields, Lake Evalyn consists of 59 home sites, many with lake views. The Garden style home is situated on narrower streets with smaller yards and is prevalent in this village, though it is sprinkled with a few Village and Cottage homes. While some homes face the lake and some back conservation, all were built by David Weekley Homes.

If a close proximity to the K-8 school and downtown is important to you and you’d like to be on or near the golf course, be sure to take a look at Lake Evalyn and the West Village.

North Village

Celebration’s North Village, the fourth village, is located closest to the US 192 entrance of Celebration. In the North Village you will find 367 homes of various styles (Cottage, Garden and Village), some with golf course frontage including the 58 Estate homes located in The Acadias on the 12th – 17th holes of the Celebration Golf Course. Additionally, there are 29 townhomes and 31 condo buildings located in Georgetown, which has its own pool, clubhouse, business centre and fitness room.

In the North Village at the shared central park called The Commons, residents enjoy a large pavilion area with fans and electricity, multiple grassy areas with side benches, swings, a playground and tot lot, sand volleyball courts, a community pool and a daycare. The Commons is convenient to shops and restaurants in the Water Tower Place strip mall, as well as, the office buildings on Celebration Place.

Celebration’s North Village will suit your taste if you desire easy access to highways, Interstate-4, Toll Road 417 and roadway US 192 – and don’t mind the extra noise and lights that drift off area amusements and attractions, such as the Old Town amusement area.

South Village

The South Village is the fifth village in Celebration. Located on the right side of Celebration Avenue just past the downtown area, it consists of 552 homes in the various styles: Bungalow, Cottage, Garden, Village, Estate and Terrace condos, which flank Spring Park. Unique to South Village and surrounding Downey Park are 37 three-story townhome residences. Located in the horseshoe-shaped Spring Park Reserve are 18 Estate Homes.

South Villages central park, Spring Park, includes a large grassy lawn and a sports field perfect for a game of soccer or flag football, a neighborhood pool, a playground and Heritage Hall, South Village’s large indoor meeting and special events hall with full-service kitchen. Trails from South Village lead into Siena and over to the newest Celebration village, Spring Lake, as well as, into the East Village and through Roseville Corner, Artisan Park on to Celebration High School. Children can cool down in Downey Park’s splash fountain, while Central Bark Dog Park is popular with Celebration’s furry, four-legged friends. South Village is also home to the Montessori School of Celebration.

Abutting the South Village is the small village of Roseville Corner, which ties the South, East and Artisan Park villages together. This quiet, rose-bush filled village comprised of only 99 homes is dominated by free-standing, single family Bungalows and Bungalow-style duplexes and triplexes. While residents are a mere short walk away from the larger parks of the adjoining villages, located within Roseville Corner is the quiet Memorial Garden and trailhead. The trails wind around Artisan Park, through Florida scrub, exiting onto Celebration’s World drive entry, where residents can pick up a sidewalk direct to the Celebration High School. If you prefer a location more remote from town and are interested in a bit quainter village, Roseville Corner is right for you.

East Village

Celebration’s East Village, located on the left-hand side of Celebration Avenue just past the downtown area, features a variety of homes on 387 home sites, plus 113 townhomes and 70 condos. The palm-lined entry of East Lawn Drive, sometimes referred to as Millionaire Row, crosses 17 custom Estate homes (90% of which are lakefront) and ends at Crescent Park. In East Village, Garden homes are nestled in nicely with larger Village and Estate homes.

Crescent Park has a small circular community pool with an umbrella-fitted center island and a tot lot. Behind Crescent Park is Greens Park, with a multi-use field popular for baseball, Lacrosse, football and soccer games, a pavilion with two picnic tables and beautiful walking trails, with one leading downtown.

Located behind East Village with 78 homes is Aquila Reserve. Here you find Manor, Estates, Garden, Village and Bungalow style homes. Surrounded by beautiful wooded areas, green space and three lakes makes it very quiet and peaceful. The largest lake is ringed with a walking trail leading to a gazebo.

Both East Village and Aquila Reserve are perfect for the nature lover who loves to scope out the local wildlife, as well as, those that desire an off-the-beaten-path, quiet, secluded home site, who don’t mind a twenty or thirty minute walk to downtown.

Artisan Park

Artisan Park is a 160-acre village, located at the end of Celebration Avenue. It is unlike any of the other neighborhoods in that it was developed by St. Joe Company, Arvida. Centered around Artisan Park’s multi-use field and the Artisan Club, it contains 300 single family home, 50 townhomes and 300 condos, many of which back to conservation or face community parks.

The Artisan Club residents all have their own exclusive clubhouse with fitness center, pavilion, pool with hot tub and summer kitchen, gym with locker room and showers, a bar, restaurant and a hall/meeting room. Artisan Park grounds also have an amphitheatre and a Boci park. All amenities are  strictly for Artisan Park residents.

Artisan Park is good for those that desire exclusive amenities and don’t mind paying additional maintenance fees for that exclusivity or live in a location quite a distance from downtown.

Spring Lake

Spring Lake at Celebration is the only new residential village currently under development in Celebration. Located off Celebration Boulevard on nearly 40 acres, Spring Lake at Celebration will consist of Garden and Bungalow homes, townhomes and villas all in a resort-style setting. Featuring a community pool, a cabana facility with restrooms and an event room, a multi-purpose lawn area with grills, all overlooking a conservation view. Spring Lake at Celebration is perfect for those that desire easy access to I-4, within biking distance of the downtown shops, Florida Hospital and the Celebration Branch of the Osceola Library. Models are open to view and many quick move-in homes are available.
